Spring Home Maintenance Tasks to Tackle

With Spring finally here, it's a great time to do some inspections and maintenance on your home before the warmer months hit us.


The Canada Mortgage and Housing Corporation (CMHC) has a great checklist and guide for homeowners on their website here; but here's a quick reference for Spring home maintenance:



  • Test your hot water tank to ensure that no valves are stuck (temperature and pressure). 
  • Clean your furnace filter and replace it if necessary. Your furnace can get a pretty big workout in during the winter months, so ensure things are looking good before the warmer weather hits and it sits for many months. 
  • Check the Heat Recovery Ventilator (HRV) which is also something you should clean, and replace the filters if needed. 
  • Check gutters and downspouts and clean them out as needed. Once the rainy season hits, you can prevent flooding and water damage by ensuring these spots are clear now.
  • Check air conditioning unit: if you have A/C in your home, now is a good time to check if it's working properly. As a note, you should require service on A/C every three years or so. 
  • Inspect your basement if you have one, and be on the lookout for signs of leaks, seepage, etc. What you can repair now, will prevent flooding or water damage in the future. 
  • Test your smoke and carbon monoxide detectors as you should be checking them regularly, and changing the batteries at least once a year. 
  • Open your outside hose connetion again but since we are in Calgary, you may want to wait on that one until at least April (you never know when snow could hit again). 
  • Clean windows and screens which is a spring cleaning job better suited for warmer weather since you'll need to open windows and such. 
  • Turn off gas furnace and pilot lights wherever is possible. 
  • Repair fences and decks as necessary looking for chipped paint, loose boards, etc. You really want to ensure your exterior steps and deck surfaces are level as well. 
  • Spring landscaping in terms of lawncare but also prepping your yard for gardening season and new growth that will hopefully be coming in the next couple of months. Also a note: spring landscaping really helps with curb appeal if you're looking to list your home this season.
