Timing the market, like timing the equity markets, is an exercise fraught with risk. The market value of your home is driven by a variety of variables, not the least of which is inventory, relative to demand, at any point of time. That being said, at the moment, there is a lack of inventory across the Upper Westside (West Springs, Aspen Woods, Springbank Hill & Discovery) in a specific price range, between $1,250,000 - $1,750,000.. If you are considering the sale of your home and you play in this price range, homes have sold in 21 days on average this year, sales are relatively strong, inventory is thin (we have less than 6 weeks supply), and the 12 active listings have been on market an average of 54 days, suggesting current inventory is tired. This reflects an opportunity in the near term, for those who might be ready to list.
